Real Property Installed Equipment (RPIE) are any structures or improvements that are attached to the land must not be movable in order to be considered real property. Real Property are lands, buildings, structures, utilities systems, improvements, and appurtenances thereto. Includes equipment attached to and made part of buildings and structures (such as heating systems), but not movable equipment (such as plant equipment).[1]

Types

RPIE items include appliances such as window air conditioners, stoves, refrigerators, built-in range hoods, built-in dishwashers, and similar items. This equipment is an integral part of the living unit and must not be removed. RULE OF THUMB is if the RPIE is attached to or inside the wall and/or outside building, under the floor or up inside the ceiling then the responsibility of maintenance and repair belongs to facility management.
